It is one clubhouse block of five basements, a ground floor and four upper floors, alongside the five residential towers. For amenity judgement, Prestige Golden Grove keeps the reader in the same Hyderabad routine, where weekly use, capacity, maintenance burden, and family fit matter more than the amenity count.

The developer puts the amenity programme at 1,80,000 sq ft of clubhouse, Sky Park and amenities. That is the deck's own figure and this page carries it as the developer's specification rather than as a filed number, because it is not one. What the signed environmental clearance of 11 February 2025 files is narrower and more specific: one clubhouse block of five basements, a ground floor and four upper floors, alongside the five residential towers.

Both of those statements are true at the same time, and the difference between them is the whole reason this page is organised the way it is. The clearance files buildings. The deck describes what goes inside them. Neither one is a lie about the other, but a page that blurs them will eventually publish something that no document supports - and on this project one such number is already circulating.

One Clubhouse Block, Not Seven

A post on the developer's own blog dated 16 July 2026 describes "7 Grand Clubhouses". This site does not carry that count.

The environmental clearance files a single clubhouse block, and the sales deck describes one clubhouse, which its own copy calls a yacht clubhouse. What the blog appears to be doing is relabelling the five towers' individual amenity floors, plus the Sky Park, as clubhouses in their own right. That is a marketing choice rather than a factual claim, and it is not the kind of number a buyer should carry into a negotiation, because the sanctioned drawing behind it shows one clubhouse block.

The honest description is the one this page uses throughout: one clubhouse block, five tower amenity suites, and one Sky Park. That is a large and genuinely unusual programme. It does not need inflating.

One arithmetic warning, because it is an easy mistake to make in the other direction. The developer's website separately advertises "over 70,000 sq ft of stilt amenities". That figure is a subset of the 1,80,000 sq ft, not an addition to it. The deck does not break the stilt component out, and adding the two produces a number the developer has never claimed.

Inside the Clubhouse

The list below is the deck's, in the deck's own terms. It is the developer's specification of intent for a building that is not yet finished.

Fitness and wellness. Indoor gym, yoga, Pilates studio, aerobics, Zumba, TRX training, boxing, jacuzzi, spa, salon and sauna.

Sport. Badminton courts.

Social and hospitality. Banquet hall with kitchen, party hall, terrace party zone, pantry and store, guest rooms, reception lounge, luxury waiting lounges, the Ace Lounge, the Queen's Lounge, a sports lounge and a viewing gallery.

The deck describes the building itself as yacht-shaped, and lists concierge services, private tower lobbies and dual entry and exit gates among the project's service differentiators.

The Sky Park

The Sky Park is the piece of this programme that has no equivalent at ground level, and it is also the piece most often described wrongly.

The deck places it at 2,597 ft above mean sea level. The developer's own website separately describes it as 200 m above ground level. Those are two different qualifiers rather than two competing claims, and mixing them is how a fabrication gets published. Ground level at the filed coordinate is roughly 562 m above mean sea level, so 2,597 ft, which is 791.6 m above sea level, works out to roughly 230 m above ground on our own arithmetic. That derived figure and the developer's stated 200 m are 30 m apart, which sits inside the vertical error of the elevation dataset plus excavation, and neither number should be averaged into the other.

What matters is that 2,597 ft is a height above sea level and not a height above the ground. Several pages about this project mix the two qualifiers, and the numbers that let you tell them apart sit a paragraph apart in the developer's own material.

What the deck says is up there: a sky infinity pool, sky gym, sky yoga, a sky party lounge, a sky cinema, a sky library, a sky walk, a sky garden and a sky stargazing deck.

The Five Tower Amenity Suites

The deck allocates a distinct amenity set to each named tower. This is the developer's own allocation, and it is the one place on this site where tower names are attached to a programme, because the deck does exactly that.

A caution that applies to this table and to every page you will read about this project. The environmental clearance files the towers as T1 to T5 and gives each a floor count - three at 57 upper floors with a helipad and two at 56, over four to five basement levels and a ground floor. No document maps AON, UNO, EKA, ODIN and ISA onto T1 to T5. So the amenity allocation above is attributable to a named tower because the developer allocated it that way, and the floor count is attributable to a filed tower number because the clearance filed it that way, and the two cannot be joined without inventing the join. If a page tells you that a particular named tower rises to a particular height, it is filling in a mapping no document makes.

There is a practical consequence for a buyer. The amenity suite you are buying access to is decided by which tower your unit is in. A senior citizen lounge and a temperature-controlled pool are in ISA. A creche and a kids' learning centre are in ODIN. Ask whether residents of every tower have unrestricted access to every other tower's amenity floor, and get the answer in the maintenance and facility documents rather than from a sales conversation.

The Shared Amenity Block

Beyond the clubhouse and the tower suites, the deck lists a further shared amenity set. It is long, and it is reproduced here in the deck's own terms.

Play and games. Gaming zone, video games arcade, kids' play area, indoor play zone, ball pit and slide, soccer pool, table tennis, air hockey and foosball, pool table, dart room, trampoline, rock climbing, chess lounge.

Creative and learning. Art studio, pottery studio, dance room, music room, recording room, science lab.

Work and meeting. Co-working station, working lounge, working pod, conference room, board room, meeting rooms, multipurpose room, napping pod.

Social. Coffee lounge, entertainment lounge, banquet hall with kitchen.

Outdoor and sport. Amphitheatre, half basketball court, a tennis, pickleball and paddleball court, and cricket nets.

The Swimming Pool Count

The April 2025 launch release describes three swimming pools. The sales deck never gives a count.

What the deck does list, across the whole programme, is a temperature-controlled pool and a pool and deck area with jacuzzi in ISA, an aqua gym, and the sky infinity pool at the Sky Park. Whether that resolves to three pools, or to some other number once the drawings are read, is not something this site can confirm from the material available. So the count is published here as the launch release's claim, attributed, and not as a project fact. If the number of pools matters, count them on the sanctioned drawings.

What the Filing Adds That No Brochure Does

An amenity list is a marketing document. The environmental clearance is a compliance document, and it commits the project to a set of things that are far less glamorous and far more consequential for the twenty years after handover. None of these appear on a broker page.

Two readings of that table are worth spelling out.

The 910 KLD treatment plant against 872 KLD of demand is the single most useful line on this page. Neopolis residents are on record with the Cyberabad Municipal Corporation about weak drinking-water supply and weak sewerage, and the HMWS&SB trunk package for the layout is still under construction. A project that has filed its own treatment capacity above its own demand has at least planned for the gap. Filing it and commissioning it are different things, and condition 1.6 of the clearance still requires the HMWS&SB permission to be obtained, so this is a plan on the record rather than a service in operation.

A filed helipad is a structure, not an operating service. The clearance files one on each tower. Whether any of them will ever take a landing is a separate question involving separate permissions, and nothing in the public record answers it. Treat it as part of the building, not as a facility you are buying.

What Is Not Established

Five blanks belong on an amenities page, and naming them is more useful than filling them.

  1. No green rating exists. No IGBC, LEED or GRIHA certification is evidenced for this project at any level. The project is bound to the national energy code by a condition of its clearance, which is a compliance obligation rather than a rating. Any page describing this project as a certified green building is describing something that has not been awarded.
  2. No maintenance or clubhouse charge is published. Not the monthly rate per square foot, not the corpus, not the advance maintenance period, not the amenity or clubhouse charge. On a programme this size that number is material for the whole life of the ownership. Demand it as a rupee figure in writing.
  3. Which amenities are common areas is not published. The distinction that matters legally is between amenities recorded as common areas in the RERA registration and the agreement of sale, and amenities that appear only in a brochure. Ask for the list of common areas and facilities as filed, and compare it against this page.
  4. No amenity delivery schedule is published. The project is under construction, no completion date appears in the environmental clearance, and no phasing for the clubhouse or the Sky Park has been published. Amenities are routinely handed over after the first residents move in, and the sequence is worth asking about.
  5. The 1,80,000 sq ft is not broken down. The deck gives the total for clubhouse, Sky Park and amenities together, and does not split it. The website's "over 70,000 sq ft of stilt amenities" is a component of that total and not a separate quantity.

What to Ask Before You Pay for Any of This

  1. Ask for the list of common areas and facilities as recorded in the RERA registration, and check that the amenities you are buying for appear on it.
  2. Ask which tower your unit is in, and which amenity suite comes with it, and whether access to the other four towers' suites is unrestricted.
  3. Ask for the amenity or clubhouse charge, the corpus and the monthly maintenance rate as three separate rupee figures, with GST shown separately.
  4. Ask when the clubhouse and the Sky Park are scheduled to be handed over, relative to the first residential handover.
  5. Count the pools on the sanctioned drawings rather than on any page, including this one.
  6. Ask whether the Sky Park is a common area for all residents or is allocated to particular towers or floors.

There is a World Trade Center, a mall and a hotel about a kilometre away, and they belong to Brigade Enterprises, not to MSN. Brigade's World Trade Center, Orion Mall and InterContinental hotel are under construction on a 9.7-acre plot inside the same Neopolis layout, with a target possession of November 2029. Routed, that plot is 1.87 km and about seven minutes today, and the true drive will be shorter once the internal Neopolis road grid is built. They are genuine amenities for this address and they are somebody else's assets on somebody else's timeline. Separately, the developer's live website substitutes IKEA into that slot with a two-minute claim; IKEA Hyderabad is 12.93 km away, about 21 minutes, and that row should be ignored.

Osman Sagar's nearest mapped shoreline is 885 m south of the plot. That proximity is independently established from mapped water geometry and is a fact. The view is the developer's claim, not ours. The deck markets uninterrupted views across 25,000 acres and describes the project as overlooking Osman Sagar, and whether any given home actually sees the lake depends on its tower, its facing, its floor and on what is eventually built on the plots in between, none of which is settled. Proximity is measurable. A sightline from an unbuilt floor is not. Ask the sales team which tower, which facing and from what floor, and then ask what is approved for the plots between.
